How a mortgage preapproval actually works in Michigan

Preapproval is the step where a lender verifies your finances and puts your buying power in writing. It is the single most useful thing a Michigan buyer can do before shopping, and it is regularly confused with something much weaker. This post walks through what preapproval involves, what it does not involve, and how to get one without stress.

Preapproval is not prequalification

The two words get used interchangeably, and they should not be. A prequalification is an estimate based on numbers you describe over the phone or type into a website. Nothing is verified. It can be useful as a first sketch, but a listing agent in Macomb or Oakland county reads a prequalification letter for exactly what it is: unverified.

A preapproval means the lender has actually reviewed your pay stubs, bank statements, and credit. The letter that results carries weight because work stands behind it. When two offers land on the same house and one has a real preapproval attached, that offer is easier for the seller to trust.

What documents do you need?

For most W2 employees, the starting list is short: recent pay stubs, the last two years of W2 forms, two months of bank statements, and photo identification. If you are self employed, expect to provide about two years of tax returns instead, or to talk through bank statement documentation options if returns do not reflect what your business actually earns.

Gathering documents is the part buyers dread, and it is genuinely the hardest part of preapproval. Once they are in, your work is mostly done. You also authorize a credit review, which is a normal part of every real preapproval.

What does it cost, and how long does it take?

Preapproval through this practice is free, and that is typical of reputable Michigan lenders. There is no obligation attached to it; a preapproval letter does not commit you to a house, a loan, or a lender. Once your documents are in, a preapproval usually comes together within a few days, and often faster when the file is straightforward.

A preapproval letter is also not a final loan approval. Final approval happens later, after you have an accepted offer and the lender reviews the specific property, the appraisal, and the title work. What preapproval gives you is a verified starting point, so those later steps hold few surprises.

Why get preapproved before you shop?

Three reasons. First, it tells you your real price range, which protects you from falling for houses you would have to strain to afford. Second, it makes your offer credible: in competitive Michigan markets, sellers and their agents expect a preapproval letter with the offer, and homes that draw multiple offers rarely wait for a buyer to catch up on paperwork. Third, it surfaces problems while they are still fixable. A credit error or a documentation gap discovered in July is a detour; discovered mid transaction, it can cost you the house.

There is also a quieter benefit. The preapproval conversation is where program selection starts: whether your situation points toward Conventional, FHA, VA, or something else, and whether Michigan first time buyer assistance through MSHDA might apply to you. Those decisions are easier made calmly, before an accepted offer starts the clock.

What if the review finds problems?

Then the preapproval did its job. Roughly speaking, buyers leave a preapproval review in one of two ways: with a letter, or with a plan. A plan means specific steps, in writing, for getting from where your file is to where it needs to be, whether that takes a month or a year. That is a far better outcome than discovering the same issues after you have fallen in love with a house.
